Digital Asset Valuation: How Much Are Your Website and Digital Properties Actually Worth?

The Question Business Owners Ask Most

\n

As Pixenon, I have met with hundreds of business owners over the years. I explained the difference between advertising and digital assets, and talked about the title deed of organic traffic. Every time, the same question comes up:

\n

“So Kenan Bey, how much is my current website, my email list, my content actually worth? Is there a number for this?”

\n

This is the most accurate question business owners ask. Because if you don’t know the value of an asset, you cannot manage it, insure it, sell it, bequeath it, or use it as loan collateral.

\n

Digital asset valuation is a discipline that is almost never discussed in Turkey but has become a billion-dollar industry in the West. According to Forbes, digital assets make up an average of 20-35% of a company’s market value. In technology companies, this ratio rises to 80%.

\n

And in your company? Your website, your email list, your content archive, your database, your brand’s search volume… All of these are assets. And every asset has a price.

\n

As Pixenon, today we will explain to you how to value your digital assets, which figures to use, and how to turn this valuation into a financial weapon.

\n
\n

What Is a Digital Asset and Why Should It Be Valued?

\n

First, let’s clarify the definition. A digital asset is any kind of property on the internet that belongs to you, is under your control, and generates or has the potential to generate economic benefit.

Asset Type Examples Is It Subject to Valuation?
Website (domain + content + infrastructure) kurumsalsite.com Absolutely yes
Email list Subscribers, customer emails Yes (if GDPR/KVKK compliant)
Customer database (CRM) Name, phone, purchase history Yes (anonymized)
Content archive Blog posts, videos, PDFs Yes
SEO value Rankings, backlink profile Yes
Brand search volume Number of brand name searches on Google Yes
Social media accounts Followers, engagement (partially) Yes (low multiplier)
Digital products E-books, online courses, software Yes

\n

\n

Why Is Digital Asset Valuation Important?

\n

    \n \t

  1. \n

Company sale or investment acquisition: Before an investor enters your company, they ask for the value of your digital assets. If you can’t answer, you either sell below value or you can’t get investment.

    \n

  2. \n \t

  3. \n

Credit and financing: Banks have now begun accepting digital assets as collateral (common abroad, just emerging in Turkey). If you have a valuation report, you can use credit against your digital assets.

    \n

  4. \n \t

  5. \n

Insurance: Your website crashed, was hacked, your data was deleted. How much damage do you have? Without a valuation, the insurance company won’t pay you anything.

    \n

  6. \n \t

  7. \n

Tax and depreciation: You can capitalize your digital assets on your balance sheet and set aside depreciation. A value determination is required for this.

    \n

  8. \n \t

  9. \n

Strategic management: The answer to the question “Which digital asset should I invest more in?” emerges through valuation.

    \n

\n

As Pixenon, we prepare a regular “Digital Asset Valuation Report” for our clients every year. Just like real estate valuation. This report is the most concrete indicator of a brand’s digital health.

\n
\n

Digital Asset Valuation Methods

\n

There are four fundamental approaches to valuing digital assets. Let’s examine each in detail.

\n
\n

Method 1: Cost Approach

\n

This method calculates the current cost of building the digital asset from scratch.

\n

Formula: Value = (Development Cost + Content Production Cost + SEO/Backlink Cost) x (1 – Depreciation Rate)

\n

Example: For a website:

\n
\n

    \n \t

  • \n

    Software and design: 150,000 TL

    \n

  • \n \t

  • \n

100 blog posts (2,000 TL each): 200,000 TL

    \n

  • \n \t

  • \n

SEO and backlink work: 100,000 TL

    \n

  • \n \t

  • \n

    Total cost: 450,000 TL

    \n

  • \n \t

  • \n

    Annual depreciation (20%): 90,000 TL

  • \t

  • Value for a 3-year asset: 450,000 – (3 x 90,000) = 180,000 TL

Pros: Based on concrete data, easy to understand.
Cons: Does not take market conditions or revenue potential into account. An old site that still generates revenue may come out low.

Method 2: Market Approach

The sale prices of similar digital assets are examined. In particular, the multiples of sites traded on website sales platforms (Flippa, Acquire.com, Sedo) are used.

Formula: Value = Average Sale Price of Similar Assets x (Your Metrics / Similar Metrics)

Example: E-commerce sites are generally sold at 24-36 times their monthly net profit. If your site generates a monthly net profit of 50,000 TL, its market value could be between 1,200,000 and 1,800,000 TL.

Pros: Based on real market data, it is the most meaningful method for buyer and seller.
Cons: There is very little data on digital assets traded in Turkey. Multiples vary greatly by sector.

Method 3: Income Approach

The present value of the cash flows the asset will generate in the future is calculated. It is the most widely used and most reliable method.

Formula: Value = (Annual Net Income x Growth Factor) / (Discount Rate – Growth Rate)

Example: Your site generates 300,000 TL per year from organic traffic (advertising savings + sales). Growth rate is 10%, discount rate is 25% (risky digital asset). Value = (300,000 x 1.10) / (0.25 – 0.10) = 2,200,000 TL.

Pros: Reflects economic reality, it is the most accurate method for investment decisions.
Cons: Requires future forecasts, the discount rate is subjective.

Method 4: Asset-Based Approach

Each digital asset component is valued separately and then summed up.

Formula: Value = Domain Value + Content Value + Email List Value + Database Value + SEO Value

Example: (We will calculate in detail in the following sections)

Pros: A clearer valuation is made by breaking it down into parts.
Cons: It may ignore the synergistic effect of the components on each other.

Pixenon Methodology: We use a combination of the four methods. We determine the base value with the cost approach and the ceiling value with the income approach. We verify the multiples with the market approach. And we detail the report with the asset-based approach.

As Pixenon Group, I say this: whichever method you use, the most important thing is consistency and documentation. Your valuation should not consist of just a number; how each item is calculated must be clearly written.

Website Valuation – Domain, Traffic, Revenue Multiples

A website is the foundation of your digital assets. When valuing a website, we use the following metrics.

Domain Value

The domain (domain name) itself is an asset in its own right. In particular, short, memorable domains with a .com extension carry great value.

Domain valuation criteria:

    \t

  • Extension (.com > .com.tr > .net > others)

  • \t

  • Length (short domains are more valuable)

  • \t

  • Keyword content (such as kalitim.com)

  • \t

  • Age (older domains are more valuable)

  • \t

  • Backlink profile

Average domain values (Turkish market):

    \t

  • Newly registered, ordinary domain: 100-500 TL

  • \t

  • 5+ years old, with basic backlinks: 5,000-20,000 TL

  • \t

  • Short, with brand value: 50,000-200,000 TL

  • \t

  • Premium domain (such as oto.com): 500,000 TL and above

Traffic Value

The value of the organic traffic coming to your website is calculated based on its advertising equivalent.

Formula: Traffic Value = Monthly Organic Visitors x Cost Per Click Advertising x 12

Example: Your site receives 10,000 organic visitors per month. Let the average cost per click on Google Ads in your sector be 5 TL. Then the annual traffic value = 10,000 x 5 x 12 = 600,000 TL.

In other words, if you had bought the same traffic through advertising, you would have paid 600,000 TL per year. Your website earns you this money (or rather, keeps you from spending it).

Content Value

The value of all content on your website (blog posts, product descriptions, guides, videos) is calculated based on production cost.

Formula: Content Value = (Number of Articles x Average Article Cost) + (Number of Videos x Average Video Cost) + (Number of Images x Image Cost)

Example:

  • 100 blog posts x 2,000 TL = 200,000 TL

  • 20 videos x 15,000 TL = 300,000 TL

  • 500 images x 100 TL = 50,000 TL

  • Total content value = 550,000 TL

Revenue Multiple

If your website generates direct sales or leads, the most common method is multiplying monthly net profit by a specific coefficient.

Industry Multiples (approximate for Turkey):

Industry Monthly Net Profit Multiple
E-commerce (general) 24-30x
E-commerce (niche, high margin) 30-42x
SaaS / Software 36-60x
Content / Blog sites (ad revenue) 18-24x
Lead generation (service industry) 12-18x
Dropshipping 12-18x
Membership / Course site 24-36x

Example: If your e-commerce site generates an average monthly net profit of 50,000 TL and the industry multiple is 30x, the value = 50,000 x 30 = 1,500,000 TL.

3.5 Total Website Value (Summary)

Item Amount (TL)
Domain value 50,000
Traffic value (annual) 600,000
Content value (production cost) 550,000
Revenue multiple value 1,500,000
Average / Adjusted value ~1,000,000 TL

The market value of the website in this example is approximately 1 million TL. Do you think the owner is aware of this value? Most of the time, no.

Pixenon, when performing a website valuation, calculates each of these four items, weights them, and presents them in a report. Just like a real estate appraisal.

Email List and Database Value

The email list is the most undervalued asset in the digital world. Most businesses see the value of a 50,000-person list they hold as zero. However, a properly managed email list is a company’s most valuable asset.

Email List Valuation Methods

Method A: Value Per Person

The average value of email subscribers across different industries:

Industry Annual Value Per Subscriber (TL)
Retail (general) 50-150
Fashion / Apparel 100-250
Finance / Insurance 500-2,000
SaaS / Software 1,000-5,000
Education / Course 200-600
Travel 150-400
Health / Wellness 100-300

Example: If a fashion brand has 20,000 email subscribers, the list value is approximately 20,000 x 150 TL = 3,000,000 TL. (Assuming these subscribers are active, opted-in, and segmented)

Method B: Based on Revenue Generation

If you know how many TL in sales your email list generates per year, you can use this figure directly.

Formula: List Value = Annual Email Revenue x (1 / Open Rate)

Example: Your email campaigns generate 500,000 TL in sales per year. Let’s say your average open rate is 25%. List value = 500,000 x (1 / 0.25) = 2,000,000 TL.

Method C: Comparison with Lead Cost

How much does it cost you to acquire a lead (potential customer) through advertising? For example, if an email subscriber from Facebook costs you 50 TL, then each subscriber on your list is worth at least 50 TL.

Database Value (CRM)

Your customer database (name, phone, address, purchase history, preferences) is more valuable than your email list. Because with this data you can personalize, build loyalty programs, and make repeat sales.

An approximate formula for database valuation:

Database Value = (Number of Customers x Average Customer Value) x Data Richness Coefficient

Data Richness Coefficient:

  • Name + email only: 0.2

    • phone + date of birth: 0.4

    • purchase history: 0.6

    • behavioral data + preferences: 0.8

    • full profile + scoring: 1.0

Example: You have 5,000 customers. Average customer lifetime value is 2,000 TL. Your data richness is at a medium level (0.5). Database value = 5,000 x 2,000 x 0.5 = 5,000,000 TL.

Our agency’s note: When I do these valuations in Turkey, the bosses’ eyes go wide. Because for years they’ve been saying “we have a customer list” and moving on. Yet this list can sometimes be worth more than their factories.

Content Archive and SEO Asset Value

Blog posts, videos, podcasts, downloadable PDFs… All of these are parts of your content archive. Each piece of content is a small asset that brings organic traffic for years.

Content Archive Valuation

Method: Content-Based Return Calculation

Calculate the annual number of organic visitors each piece of content brings and the conversion rate of these visitors.

Example: A blog post brings 500 visitors per month. 2% of these visitors fill out a contact form on your site or purchase a product. If the average conversion value is 200 TL, the monthly return of the post = 500 x 0.02 x 200 = 2,000 TL. Annually 24,000 TL.

If you have 100 such blog posts, the total annual return = 2,400,000 TL. When you multiply this return by a multiplier (for example 2-3x), the value of your content archive comes out to between 4.8 and 7.2 million TL.

SEO asset refers to your brand’s authority in search engines. This authority is measured by the backlink profile and keyword rankings.

Metrics used for SEO valuation:

  • Domain Authority (DA) or Domain Rating (DR): A score between 0-100. Every 10 points increases the value by approximately 2-3 times.

  • Number and quality of backlinks: Links from high-authority sites are very valuable.

  • Number and volume of ranked keywords: How many keywords are in the top 3, in the top 10?

A rough value formula for SEO asset:

SEO Value = (Monthly Organic Traffic x 12) x (Average CPC) x (1 + DR/100)

Example: Monthly organic traffic 10,000, average CPC 5 TL, DR 50. SEO Value = (10,000 x 12 x 5) x (1 + 50/100) = 600,000 x 1.5 = 900,000 TL.

Total Content and SEO Asset Value (Summary)

Item Value (TL)
Annual return of blog posts (100 posts) 2,400,000
Content archive value with multiplier (2.5x) 6,000,000
SEO asset (backlinks + rankings) 900,000
Total 6,900,000 TL

This figure is only the value coming from content and SEO. The website, domain, and email list have not been added yet.

Conclusion and Commentary

\n

The total value of ModaTR company’s digital assets has been calculated as 15.3 million TL.

\n

What does this mean?

\n
\n

    \n \t

  • \n

If the company were for sale, this 15.3 million TL would be the value of its digital assets in addition to its physical assets (inventory, office, fixtures).

    \n

  • \n \t

  • \n

While the company’s annual revenue is 12 million TL, its digital asset value has surpassed its revenue. This is normal; because asset value and revenue are different concepts.

    \n

  • \n \t

  • \n

If it reduces advertising spend and continues to invest in its digital assets, this value could reach 25 million TL within 2 years.

    \n

  • \n

\n

As Pixenon, when we present such valuation reports to our clients, their perspective on digital assets changes completely. Items once seen as “expenses” become “balance sheet assets.”

\n

We say: “A company’s true value is measured more by the digital assets it owns than by the money in its coffers. Brands aware of this will leave their mark on 2030.”

Know the Value of Your Digital Assets

\n

Dear bosses, entrepreneurs, managers,

Today we told you a truth: Your website, your email list, your database, your content all have a value. Perhaps millions of lira, maybe even tens of millions of lira. But if you are not aware of this value, you cannot manage, protect, and grow your assets.

We, under the umbrella of Pixenon, argue that brands should value their digital assets just like real estate

Ask yourself this question today: “How much are my website, my email list, my content really worth?”

If you don’t know the answer, create a digital asset inventory right away. As Pixenon, we are ready to guide you on this path.

Remember: You don’t own an asset whose value you don’t know; you have only been entrusted with it.

This manifesto has been prepared for you to see the real value of your brand’s digital assets. It cannot be copied without permission; it may be quoted with attribution.

Appendix: Digital Asset Value Estimation in 2 Minutes (Simple Formula)

Step 1: Write down your website’s monthly organic visitor count: _______
Step 2: Multiply this number by 12, then multiply by your industry’s average cost per click (CPC). (Example: 10,000 x 12 x 5 TL = 600,000 TL) → Traffic Value

Step 3: Write down the number of active subscribers in your email list: _______
Step 4: Multiply this number by 150 TL (for retail) or 500 TL (for finance/SaaS). → Email List Value

Step 5: Add the two values together. This is the rough value of only the traffic and email portion of your digital assets. Content and CRM are not included.

Example: Organic traffic 5,000, CPC 4 TL → 240,000 TL. Email list 8,000 subscribers → 1,200,000 TL. Total = 1,440,000 TL.

Was this figure a surprise to you? I’m sure it was. Now take action to protect and grow this value.
